March/April 2024 GSPOA Letter
Dear GSPOA members and neighbors,
I was in Gana Sita in mid-March. Everything looked good—still the “Season of Sticks” as Lisa calls it with some early flowers poking up through the ground. As those who live in Cashiers full-time know, this has been a very wet winter season. The springs that had dried up last summer (thinking of the pond on the lower gravel road as well as on Gana Sita Circle near Tree Top) are now full again with good runoff. Good news for our well and for the entire plateau watershed.
Here are the updates as well as items to think about as we get back to our mountain homes over the next couple of months:
IPM Corporation, our new property manager, replacing Cedar Creek Management, is well in place. They are now providing updated financials monthly as well as access to their website for all residents. Over the next few months their new technology will be able to provide better information flow and emergency contact to you when necessary. If you haven’t done so already, please register by going to https://ipm.cincwebaxis.com . In the upper right corner, click on “Sign In”. You will then select “Create Account”. The identifying information you will need to create your account is your account number (email me and I can provide), First and Last name, and GSPOA Street Address. Once you enter the information it can take one business day for IPM to grant access.
Water: As you know from previous updates in January, the Highway 107 well pump was replaced. The sensors that were installed in the fall are working properly, turning the pump on when the tank on Tree Top falls below the predetermined level and turning off when the tank reaches the full level. We are actively involved in exploring access to additional sources of water and storage. Alex is in discussions as to possibilities of deepening our existing well off the gravel road or drilling at a close by site on GSPOA property (these were identified by our hydrologist last summer). We are also investigating the feasibility of expanding our water tank at the top of Tree Top—currently we hold around 8000 gallons which in peak season gives us about 36 hours of reserve which does not seem adequate. I had an in-depth fact-finding call with Carolina Water about GSPOA and how someday we might be able to draw water from that private utility. More on that in a future letter and at the annual meeting in July, but currently it would be price prohibitive (unless one of us wins Powerball and forks over some funds).
Signs: Our sign at the top of the hill from Monte Vista (Gana Sita Road) as well as our very few street signs have passed their expiration dates. It is not easy to find a company to make a new sign there as well as the street signs. Your board has made many inquiries to no avail. Suggestions are welcome. From the last annual meeting, the overwhelming consensus was to eliminate homeowner names from the entrance sign.
New Covenants and By Laws: These have been filed properly with Jackson County under the GSPOA. Thank you again for the overwhelming acceptance of these needed updated documents.
Board Election: If you are interested in serving either on the board or on a committee without being on the board, please let any one of us know. With the new bylaws, total board members will shrink from 7 to 5 which opens many opportunities for committee involvement.
DCR: The Cashiers Planning Council started hearings in November on Cashiers Marketplace with continued hearings in late February; the next hearing is April 8 & 9. DCR and other entities with standing will testify with our experts about the potential impact of Rybert’s development on GSPOA and the broader Cashiers Community. Jamie Moran will be sharing some more updates directly, in the meantime remember that this endeavor is completely funded by donation, please support them at www.developcashiersresponsibly.org
Annual Meeting: We will meet again as a community on July 6, mostly likely at the library with lunch afterwards. We have new members to welcome so we hope that everyone can attend.
